Client Requirement 

Paradise Centre Apartments sought to modernise the Ballah tower pool heating system with a highly efficient solution capable of delivering reliable, consistent heating while reducing the property’s reliance on gas.

Reducing ongoing operating costs was a key consideration. The Body Corporate required a heating system with the capacity to meet the pool’s demands year-round, while providing a more efficient and sustainable approach to managing one of the property’s significant energy loads.

AES worked closely with the Property Manager, Body Corporate Committee and key project stakeholders from the initial discussions through to planning and approval, ensuring the proposed solution aligned with the property’s operational requirements and long-term objectives.

Product Selection & Why

Following a detailed assessment of the property’s heating requirements and existing infrastructure, AES designed a 210kW commercial full inverter heating system to deliver reliable and efficient pool heating.

The system provides the required heating capacity while significantly improving operational efficiency compared with relying solely on gas heating, helping to reduce ongoing energy consumption and operating costs.

The design was developed around the property’s existing rooftop space and hydraulic infrastructure, allowing the new system to be integrated seamlessly with the existing services. Additional corrosion protection was also incorporated to ensure the system is well suited to the harsh coastal environment of Surfers Paradise.

Challenges & Solutions 

As an established residential complex, the new heating system needed to be carefully integrated within the constraints of the existing building and pool infrastructure.

AES supported the Body Corporate throughout the project, working closely with the Property Manager and relevant contractors to coordinate the heating, hydraulic and electrical requirements from initial planning through to installation, commissioning and handover.

This collaborative approach provided the Body Corporate with a clear and coordinated pathway to transition from its existing gas dependent heating to a modern, high-efficiency commercial heating system, with minimal disruption to the property.

Based on the operating cost assessment, the new system was estimated to cut annual pool heating costs by 65–70% versus the previous gas system, representing potential savings of tens of thousands of dollars a year. That reduction gives the Body Corporate a compelling commercial case for the upgrade, with the potential for a very fast return on investment.
